Before you hire a water damage contractor in Colorado

The disclaimer on this site says the homeowner must verify the contractor's license and insurance. This page explains what that means in Castle Rock.

Calling early helps.

What the state does and does not license

Contractor licensing is largely a local matter, so ask the Town where you live what it requires. For plumbers, check the state's Division of Professions and Occupations. The pages checked list no state license or registry for mold remediation companies.

That means there is no single state list to check for water mitigation work.

What the Town of Castle Rock requires

Contractors must register with the Town before applying for a building permit. The Town's page says the contractor needs a license from a municipality that requires an exam comparable to the International Code Council's, plus a certificate of liability insurance, a workers' compensation certificate where it applies, and the Town named as certificate holder.

Drying a wet house may not need a permit. Rebuilding walls, replacing a water heater or replacing a roof may. Ask which applies.

Questions to ask

Put these to any contractor, including the one this line connects you with.

  • Which company will do the work, and do they hold the insurance and any registration needed?
  • What is the written scope, and what happens if more is found once walls are opened?
  • Will you share the moisture readings from each visit?
  • Who will do the repairs after drying, and is that in the same contract?
  • If the work needs a permit, who pulls it?

Homeowners can pull their own permit

The Town allows homeowners to act as their own contractor on a residential repair with a Homeowner Affidavit. That is the homeowner's choice, with the homeowner's responsibilities.

Water is spreading. Call now.

The call goes to an independent restoration contractor who serves Douglas County. Calling early matters because wet drywall and subfloor start to break down quickly.
