Colorado water damage insurance basics

This page is general. It cannot say what your policy covers, and neither can the line. Your insurer and the Colorado Division of Insurance can.

Calling early helps.

Sudden and accidental versus gradual

Policies often cover burst pipes and the resulting damage to a home and its contents. Policies often treat slow leaks and long-term seepage differently, so the cause and the timing matter.

Flood is a separate question

Policies often exclude flooding caused by rain water or broken outdoor water systems. Flood coverage is a separate kind of insurance.

Sewer backup is an endorsement

Sewer backup coverage is often available only by endorsement. Look for it on your declarations page.

What to do first

Contact your insurer quickly. You are expected to limit further damage, but ask for your insurer's instructions before you make repairs. Claims slow down when no inventory of damaged property is included.

If you cannot live in the home, additional living expenses may be available. Keep receipts.

What this site does not do

It does not file claims, negotiate with insurers or promise coverage. Questions about your policy go to your insurer. Complaints and consumer questions go to the Colorado Division of Insurance; its website lists how to reach it.

Water is spreading. Call now.

The call goes to an independent restoration contractor who serves Douglas County. Calling early matters because wet drywall and subfloor start to break down quickly.
